What does Selling Your House As Is Mean?

As the buyers, when we say “Selling your house as-is,” we mean that we are willing to purchase your home in its current condition, without expecting you to make any repairs or improvements. This approach simplifies the selling process for you, as there’s no need to invest time or money in fixing up the property before the sale. We will assess the home’s condition and make an offer based on its current state, providing you with a convenient and straightforward option to sell your property.

  • No repairs. With us, sellers don’t have to spend time and money fixing up their house. We can buy a house even if it could use a few repairs.
  • No cleaning. Same for cleaning. It’s okay if there’s mold in the shower or cobwebs in the corner. We don’t mind.
  • No paying typical closing costs. We can take care of normal closing costs so the seller won’t have to worry about that aspect.
  • No open houses. Open houses can be stressful, as dozens of potential buyers wander through the home. With us, you’ll just meet with one person, a friendly local franchisee who is ready to make an offer.
  • No waiting on bankers. It can take a long time for a bank to grant approval, and we understand that waiting can be hard. That’s why we use a process that is quick and efficient. In fact, our sellers can even close in as little as three weeks.

Why not go the “For Sale By Owner” route?

In an attempt to stay in control of selling your home and avoid paying a commission, it can be tempting to consider selling your home yourself. But there are a few things you want to keep in mind. Going the “for sale by owner” route can be extremely challenging…not to mention risky.

You’ll need to make repairs and take excellent photographs of your property to attract buyers. You’ll then need to ensure your home is found online by prospective buyers, then make sure your home is listed in all the right places. You’ll have to make yourself available for showings almost any day or time of the week.

It can be inconvenient, but also dangerous. How do you know who’s walking into your home? It’s up to you to make sure the buyer is qualified. Do you know the difference between being pre-approved for a mortgage and being pre-qualified? You’ll have no agent representation during the home selling process. You’ll spend a lot of time waiting. FSBOs spend an average of 90 days on the market. With With Ocean State Buyers, you don’t have to worry about any of the above and you can STILL avoid paying real estate commissions and service fees charged by similar companies.

How is selling a house with Ocean State Buyers different than going the traditional route?

You don’t have to spend your valuable time or money on repairs. No time-consuming showings. And, no paying commissions or closing costs.

When does my home go into escrow?

The escrow process starts as soon as you sign the Purchase and Sale agreement. Often times, we can present you with the agreement on the very same day you reach out to us.

How do I sell my home to Ocean State Buyers?

Give us your address online or over the phone. Schedule a walkthrough or send in photos with Ocean State Buyers and receive an on-the-spot offer. Accept our offer and consider your home sold. Close whenever you want, get your cash whenever you want! There is no need for home repairs, and no showings. You can complete the process in one day or three months. We work on your time-frame, whatever that may be.

Can I take my appliances with me when I move?

Yes. You can take your appliances and anything else you want, just request it prior to our offer.

How long does the home selling process take?

A traditional home sale can take months. With Ocean State Buyers, you can sell your home and close in as little as seven days. We move as fast as you want to move!

What happens after I accept the cash offer?

The escrow process begins once you accept our cash offer. You let us know when you’d like to close and we work to make that a reality. From there, the closing process is pretty easy. We can send the closing documents and even the notary right to your home or office, so you don’t have to put a single moment of your life on hold.

How does Ocean State Buyers determine my home’s purchase price?

We look at a combination of factors with our buying formula, including: The current real estate market in the area, the homes features and the level of repairs required. We will walk you through our offer process and answer any questions you have. Learn more about how we calculate our offers.

How is a walk-through different than a traditional inspection?

A traditional home inspection is designed to build a list of all the repairs you need to make to your home and can take several hours to complete. Sometimes it can take up half of your day. During this time, the home inspector will inspect almost every inch of your house. They will examine your water heater, furnace, plumbing, foundation, roof, attic, crawl space, appliances, electrical, basement and more. They’ll open doors, peek into every nook and cranny, look into your vents, and even turn on your faucets, heating, and air conditioning. They’ll report back any item that is broken or not working properly, the buyer will then renegotiate their offer and/or require that you fix certain things before closing.

An Ocean State Buyers walkthrough is much less cumbersome and we do it with you so there are no surprise lists at the end.. We don’t perform plumbing tests, electrical tests, or mold tests. In fact, there are no tests at all. We just want to take a look at the inside of the house and get you a firm cash offer to help you sell your house as fast as possible.

How do I request a cash offer from Ocean State Buyers?

It’s simple. Just fill out the form or give us a call. A representative will then call you within 24 hours. Most of the time we can give you an on-the-spot cash offer the same day. Learn more about our process.

What if I’m not in a hurry to sell?

That’s okay. We understand that every homeowner and every situation is different. We can work with any timeline you’re comfortable with. The one thing you want to keep in mind is that the market changes from month to month and season to season. Our offers can vary over time, and our initial cash offer is only valid for a limited period of time. But we are always able to give you an updated offer when you are ready.

Ocean State Buyers is the best choice for homeowners who want convenience, simplicity, and a worry-free home sale and willing to sell for less than market value. We here at Ocean State Buyers specialize in homes that need repairs or for homeowners who need to sell their home fast. If you are prepared to make the necessary updates and repairs to list your home, and have the time to allow it to sell by traditional listing, then Ocean State Buyers may not be your best option. Not to worry though! If this option best suits you, we can help as well, and offer you a reduced commission on a ‘traditional’ sale.

What types of homes do We buy?

Ocean State Buyers buys residential homes, condos, duplexes, multi-tenant buildings, townhomes, vacant land, all types of commercial properties, and mobile homes in any condition!

What if I owe more than my house is worth?

If you owe more on your mortgage than the current value of your home, we will help you set up a short sale.

In a short sale, the mortgage lenders will forgive the difference between the amount owed and the sale price, but you won’t receive any profit from the sale. Also keep in mind that a short sale can lower your credit score by as much as 160 points. It may also take more time than you think — as many as 90 days to complete.
